We'll onboard your vacant property at no additional cost. This includes ODP's preliminary inspection, reporting, workflow and software setup. NOTE: Resale homes will require a professional inspection of major systems and structures.

All listings are syndicated to a network of 50+ listing providers (including Zillow) to ensure renters can find your property listing anywhere online. However, did you know most other companies do not syndicate to Zillow? Zillow is the number 1 source of prospective renter leads in the industry!
Licensed Property Managers
Did you know Texas only requires a licensed Broker to run a management company? That means they may have unlicensed leasing staff handling leasing calls and tasks—presenting a potential lack of experience and legal risk. At ODP, our General Manager and all Property Managers are licensed Realtors, ensuring full compliance and professional service.

Animal Screening Services
ODP requires and reviews vaccination records and photos provided by a licensed veterinarian against lease and HOA requirements for compliance. For Service and Emotional Support Animals, ODP remains knowledgeable of the ever-shifting HUD requirements and screens these accommodation requests accordingly.
Lease Contract Preparation & Execution
ODP uses attorney drafted, compliant lease agreements, collect digital signatures, and ensure timely execution for a smooth move-in and/or renewal process.
New Tenant Move-In Orientation
First impressions are everything. We require all incoming tenants to attend an orientation to review vital information about their lease agreement and their home, including vital maintenance shut-offs and troubleshooting information. Orientations ensure your tenant is set up for success, and reduces risk of unnecessary owner expenses.
Utility Transfers
We transfer utilities in and out of our name between tenants and bill back vacant utility costs - you don't have to lift a finger!

Tenant Management

Lease Renewal Fee
Avoiding vacancy loss is the top priority! ODP will perform a market analysis, review tenant compliance, negotiate a lease renewal term with your tenant, and prepare and execute a renewal.

Includes secure storage, digital signatures, and support for mid-lease changes and approved revisions.
Ongoing Tenant Support
Responsive assistance for maintenance, lease and HOA questions, compliance issues, and general tenant needs throughout the lease term.
Added Roommate Screening Services
We will monitor for unauthorized occupants and ensure all residing in the property are properly screened and added to the lease in full compliance.
Animal Policy Enforcement
We'll monitor the existence of any animals in the home, ensure they are appropriately added to the lease, and remain compliant with all regulations relating to managing the animal in the home and protecting the property against potential damages.
General Lease Enforcement
If not compliant with the lease agreement, our team steps in with a warning to violation plan to ensure your tenant restores compliance and avoids potential eviction risk or deferred maintenance.
HOA Administration
ODP will handle all communication with your property's HOA, including obtaining and deactivating pool cards/keys, and violation management. All you need to do is maintain and pay all dues as usual.
Security Deposit Itemization & Handling
Texas requires that landlords return any security deposit, less any allowed deductions, along with an itemized statement within 30 days of move out. ODP reviews records meticulously to prepare this itemization and process any security deposit refunds. Any balances in excess of the deposit on file go through our collections process.
Tenant Dispute Handling
Unhappy tenant? ODP will de-escalate while protecting your investment.

We only work with approved vendors for parts and labor to ensure they meet our expectations for speed, quality, and price.

We maintain in-house Service Coordinators to handle smaller jobs that meet our standard at reduced rates, avoiding excessive service fees for major services like plumbing and electrical.

24/7 Emergency Maintenance Line
ODP employees are on-call to handle all maintenance emergencies, days, nights, and weekends. No outsourced call center here!
Vendor Screening & Management
All vendors that work with ODP are required to submit documentation to ensure compliance with federal and state, tax, licensing, and insurance requirements. They're trained on our systems and requirements for work, including maintenance limits and before and after photos and billing practices.

Quarterly Home Inspections
All of our homes are inspected inside and out each quarter to ensure the property is well maintained and the tenant is compliant with the lease. Any identified defects trigger work orders or tenant warnings and violations as needed.

Parts & Appliances Warranty Tracking
ODP logs new appliances and major components in the event future maintenance is needed while the product or part is still under warranty - saving you from unnecessary expenses!

Accounting & Legal

Rent Collection
Tenants are required to pay rent in full, due on the first of each month. Tenants are provided access to a convenient online portal and encouraged to set up automatic online payments to ensure compliance.
Delinquency Monitoring & Intervention
Should a tenant not pay rent on time, we have a process to monitor and attempt recovery of the past due balance to restore lease compliance and avoid potential eviction and vacancy losses.
Vendor Payment Processing
We'll process prompt payment out to vendors for any maintenance performed at your property - no need to lift a finger.
Secure online portal
We'll provide you with a secure and convenient owner portal login to view informaiton about your portfolio, access documents, pull reports, make contributions, and more.
Monthly Reporting
On or around the 15th, you'll receive a statement packet with information about your properties and their financial activity and performance over the prior month as well as year to date.
On-Demand Reports (via portal)
Your online portal provides access to pull key financial reports at any time!
ACH Owner Payments
Owner disbursements are typically initiated via ACH on or before the 10th of every month. You'll receive email notice as soon as funds are on the way! (Tenant late pays, holidays and weekends may delay processing schedules.)
Year End 1099 Tax Reporting
We provide you with an annual 1099-MISC statement and additional statements needed for you to file your taxes.

This is the rate we'll charge to help coordinate in any insurance or legal matters not related to a standard eviction. Attorney fees not included.

Eviction Services (Labor & Admin)
We won't charge you extra if we have to evict your tenant. You'll only be responsible for court costs, which we work to recover from the tenant. However, with an eviction rate less than 0.5%, we're confident you won't have to worry about this scenario.

Reserve Funds & Maintenance Limits

Property Reserve (1-3 properties)
This is funded one time, usually with the first tenant rent payment, and is held as a dedicated fund for unexpected or future bills after owner disbursement.
